Rio Verde

Rio Verde, one of Arizona’s pioneers in adult living, is situated on 765 acres twenty miles east of Pima Road just north of Fountain Hills. The west boundary of Rio Verde abuts the 20,000-acre McDowell Mountain Regional Park, the south boundary lies adjacent to the Fort McDowell Indian Community, and the east property line abuts the 2.9 million-acre Tonto National Forest. Rio Verde offers two 18-hole championship quality golf courses, the Quail Run and the White Wing. Both golf courses were designed by Fred Bolton and opened in the 1970’s, and Gary Panks recently directed the renovation of both courses.

The Quail Run and the White Wing are traditional grass tee to green courses, while the practice facilities include a driving range, putting and chipping greens. The clubhouse, at 27,000 square feet, is a beautiful facility that was designed for indoor and outdoor enjoyment with floor plans that maximize sunset views from outdoor terraces. The clubhouse features a pub area along with an enlarged grill and terrace area offering service and food in a friendly and casual atmosphere. A separate dining area offers cuisine in a more formal setting, and a large pro shop services all your golfing needs.

Other amenities include the Oasis Community Center that features fitness facilities, recreational activities including arts and crafts, and a library. The Rio Verde Tennis Club has six tennis courts (two lighted), a pro shop and a year round tennis pro who provides the very best instruction and tennis programs possible. There are also two heated swimming pools, a spa, a ranch cookout facility, and an inter-denominational church that serves both the Protestant and Catholic religions. One homeowner must be at least 55 years of age. Single-family detached homes are priced from $300,000 to $850,000 with some over $1 million plus. Townhouse attached residences are priced from $250,000 to $750,000. Typical residential lots range in size from one-third to one-half acre and are priced from $150,000 to $500,000 plus, depending on location. Featured Holes

Quail Run- The par-3 4th hole is 195 yards and is guarded in front by water, requiring a carry of 180 yards. The tee shot also must clear two very prominent trees, which are definitely in play. A large bunker on the right and a palm tree to the left also guard the green. This is arguably the most difficult par-3 on the course.

White Wing- The par-4 11th hole is 380 yards with a dogleg left. The challenge of this hole is that there is out of bounds on the left and right off the tee. There is also a water hazard on the right side of the landing area from 150 yards out from the green, which poses a great challenge.

Tonto Verde

Tonto Verde, a sister community to Rio Verde, encompasses 725 acres. The west boundary of Tonto Verde abuts an undeveloped property owned by the master developer. The south boundary lies immediately north of Rio Verde, and the east property line abuts the Tonto National Forest and the Rio Verde Ranch. Tonto Verde is 8 miles north of Fountain Hills and 9 miles east of Pinnacle Peak in Scottsdale. It has two 18 hole championship golf courses, both of which are desert transition type courses. The Peaks course opened in 1993 and was designed by the renowned team of Gary Panks and David Graham. The Peaks course is ranked the 12th Best Golf Course in Arizona. The Ranch course opened in 1999 and was a solo effort by Gary Panks, giving Tonto Verde two unique and different championship golf courses. The clubhouse, which opened in November of 1996, is 26,000 square feet and has been recognized with a Gold Nugget Award of merit for the best designed clubhouse recreation facility (public/private) in the West. Two dining rooms offer service and cuisine in casually elegant surroundings. The pro shop provides everything from professional lessons to golf apparel and equipment.

Tonto Verde’s community association is very active and offers a number of recreational activities. There are heated swimming pools with lap lanes, a Jacuzzi, a beautiful fitness center with state-of-the-art exercise equipment, card rooms, multi-purpose rooms, an arts and crafts room and a library. The association also supports many other social activities and events, and provides a ranch cookout facility. Tonto Verde boasts a variety of real estate offerings including developer and resale lots, spec homes and resale homes, as well as townhouses. One homeowner must be at least 55 years of age. Single-family detached homes are typically priced from $350,000 to $850,000, with some over $1 million plus. Townhouse attached residences are priced from $250,000 to $750,000. Typical residential lots range in size from one-third to one-half acre and are priced from $150,000 to $500,000 plus, depending on location. Membership at Tonto Verde runs $35,000 – 100% equity, with no participation in future price increases.

Featured Holes

Peaks Course- The par-4 5th hole is 379 yards that requires driving accuracy. There is water that comes into play off the tee on both the left and right side of the fairway. With water greenside, this hole is a great test of accuracy from tee to green.

Ranch Course- The 14th hole of the Ranch Course is a 320 yard par-4. It is a risk/reward hole in that driving over the numerous fairway bunkers yields a short chip shot to the green. The green is guarded by two large bunkers and a waterfall off to the right.

Vista Verde

Vista Verde, the third of the Verde properties, will be fully open in 2007 and will consist of 856 acres and approximately 800 homes and townhouses, 27 holes of golf, a new country club facility, with a heated pool and other amenities still in the planning stage. Since Vista Verde is located directly north of Rio Verde, a tunnel is being planned so all three communities will be connected for golf cart access. The first 18 holes of golf are currently open for play. The clubhouse architect has been chosen and the design for the new club is proceeding as planned. There is no available information at this time on expected home sites and home pricing.
